1. About these terms
These Booking Terms and Conditions govern every reservation made with KMK Luxury Villa. By completing a booking, the person making it accepts these terms on behalf of everyone in their party.
These terms should be read together with our House Rules and our Cancellation and Refund Policy, which form part of every booking.
2. Reservations
- A reservation is confirmed only after the booking is accepted and the applicable payment has been verified.
- Unpaid reservations remain pending for a defined period and do not permanently hold dates. If payment is not received before the reservation expires, the dates become available again.
- Each confirmed booking receives a unique booking reference, which should be kept for correspondence and check-in.
- Reservations received through phone calls, WhatsApp or walk-ins may be added by authorised staff.
3. Prices and payment
- Prices are calculated from the dates, the number of guests and the purpose of the booking, using the rates published on the website at the time of booking.
- A clear price breakdown is displayed before payment.
- Any promotion or discount applies only where its stated conditions are met, and discounts are not combined automatically unless permitted by management.
- Additional charges (for example for late check-out, unauthorised visitors, damage or approved events) may be payable during or after the stay.
4. Guests, occupancy and events
- The maximum number of guests for each residence is stated at the time of booking and must not be exceeded.
- Parties, celebrations, events and large gatherings require prior written approval from management and must be declared during booking.
- Approved events may attract additional charges and security requirements.
5. Changes to a booking
- Requests to change dates or guest numbers are subject to availability and, where applicable, the difference in price.
- Requests to extend a stay are subject to availability, the applicable rate and management approval.
6. Your responsibilities
- Guests must complete identification and registration procedures before check-in.
- Only registered and authorised guests may stay overnight.
- Guests must comply with the House Rules throughout their stay.
- Guests are responsible for damage caused by themselves or their visitors, excluding normal wear and tear.
7. Cancellation and refunds
Cancellations and refunds are governed by our Cancellation and Refund Policy, agreed to during booking.
8. Liability
Guests remain responsible for their personal belongings. KMK Luxury Villa is not liable for loss of or damage to personal property, except where required by law.
Nothing in these terms limits our liability where it cannot lawfully be limited.
